Default Power folding mirrors assistance

When I park the XC in the garage, I need to fold the mirrors in as I go through the garage door, I stop, unfold them and line up my line to reverse into. I reverse either until the towbar clunks the wall or the vac hose I have hanging taps the window. Folding the mirrors as I tuck it as close to the wall as I can.

Basically, the XC is snug, the mirrors need to be tucked in so I can at least get out.

Sometimes, When I unlock the car, the mirrors fold out. So the passenger mirror hits the wall.

Sometimes, the mirrors don't unfold. I want them to stay closed when I unlock it.

What do I need to do to ensure the mirrors stay closed when opening the car? I can't seem to get a consistent pattern of what has to be done. Unless I leave the car unlocked...

Uncheck auto mirror fold in the settings and fold them yourself on the buttons before getting out and locking up.
